For offices and office parks

Fix the warm meeting room before the occupier writes in.

BMS readings that raise their own jobs. Washrooms cleaned when they are used. Visitors through the lobby before the lift arrives. Requests on Teams or WhatsApp turned into jobs by the intake agent. One record for the landlord, the occupiers and the FM company that runs the park.

Visitors and kiosks

In before the lift arrives.

A host invites a visitor from their phone and shares a link or a badge straight to WhatsApp. The visitor scans it at the kiosk, the host is told, the turnstile decides live. Reception handles the exceptions, not the queue.

  • 01
    By link

The visitor checks in from the link the host shared, before they reach the door.

  • 02
    At the kiosk

Scan the badge, or type a name. A camera kiosk takes a photo only with consent.

  • 03
    From the meeting

Outside guests in a booked, mapped room are registered from the invite itself.

  • 04
    For an event

Attendees load from a list, each with their own QR pass.

  • 05
    With the line down

Expected visitors are admitted from a list cleared in advance, and it all syncs after.

Housekeeping by measured use

Clean when it is used, not when the roster says.

Footfall counters and occupancy readings raise the next round when a washroom or a floor has actually been used, between a floor and a ceiling you set. Daiko shows the hours and the inspected cleanliness before and after the switch, so your HK supervisor can show the occupier it held. How usage-based cleaning works

One tablet, each attendant's language. A shared tablet at a housekeeping station changes language with one tap, without signing anyone out.

Comfort and plant

Too warm in 7B, fixed before the meeting ends.

The building management system is read, not replaced. A reading out of range becomes a work order in the same backlog, with the same clock, closed with the reading that proves it.

Requests from where occupiers already are

An occupier writes on WhatsApp, email, Slack or Teams, and the intake agent raises it as them, finds the room and the equipment, and folds in the same complaint from the next desk.

Energy changes with a before and after

The energy agent recommends a setpoint or an off-hours switch-off; a person makes the change in the BMS; the week after is measured against the week before, weather-normalised. See it

Writeback only under a signed policy

Changing a setpoint from Daiko happens only under a policy your owner attested, by a person, with a stop that halts it within 30 seconds. How it works

CAM charges

One charge, two ledgers, no export.

A chargeable item is the landlord's revenue and the tenant's cost at the same moment, posted to both from one state. Common area costs are allocated to occupiers by the agreed basis, and every line opens to the work orders behind it.

Occupier admin

Your whole company in from one spreadsheet.

Name, email or mobile, job title and access: employee, reception, security or admin. Every employee can host a visitor from day one. A dry run says what will happen to each row before anything is written.

Your people sign in with a code, Google or Microsoft, or your own Workspace or Entra ID once your domain is connected.

Start with the lobby. The rest follows.

Offices can begin with visitors and one kiosk, then bring in the floors, the plant and the CAM charges as the record fills, and the agents start by suggesting so you see their judgement first.
