For commercial offices

The front desk already knows who is coming.

Visitors through the lobby before the elevator arrives. Restrooms cleaned when they are used. Comfort fixed before anyone writes in. Tenant requests by email, Slack or Teams turned into work orders without anyone retyping them. One record for the owner, the tenants and the provider who runs the building.

Visitors and kiosks

In before the elevator arrives.

A host invites a visitor from their phone and shares a link or a pass. The visitor scans it at the kiosk, the host is told, and the turnstile decides live. The front desk handles the exceptions, not the line.

  • 01
    By link

The visitor checks in from the link the host shared, before they reach the door.

  • 02
    At the kiosk

Scan the pass, or type a name. A camera kiosk takes a photo only with consent.

  • 03
    From the meeting

Outside guests in a booked, mapped room are registered from the calendar invite itself.

  • 04
    For an event

Attendees load from a list, each with their own QR pass.

  • 05
    With the network down

Expected visitors are admitted from a list cleared in advance, and it all syncs after.

Usage-based cleaning

Clean when it is used, not when the clock says.

Footfall counters and occupancy readings raise the next round when a restroom or a floor has actually been used, between a floor and a ceiling you set. The aim is fewer janitorial hours at the same or better inspected cleanliness, and Daiko shows the before and after.

One tablet, each attendant's language. A shared tablet at a janitorial station changes language with one tap, English to Spanish and back, without signing anyone out.

Comfort and plant

Too warm in 4B, fixed before the meeting ends.

The building management system is read, not replaced. A reading out of range becomes a work order in the same backlog, on the same clock, closed with the reading that proves it.

Tenants raise a request by email, text, Slack or Teams, and it is raised as them, matched to the floor and the equipment, and merged with anyone else's report of the same problem. Where BMS control is off, the energy agent recommends setpoint and schedule changes and measures the week after. Changing a setpoint from Daiko happens only under a policy your owner attested, with a stop that halts it within 30 seconds. How sensing and BMS control work

CAM charges

One charge, two ledgers, no export.

A chargeable item is the owner's revenue and the tenant's cost at the same moment, posted to both from one state. Common area costs are allocated to tenants on the agreed basis, and every line opens to the work orders behind it. When a tenant asks about a line, the Assistant can answer from the record.

Tenant admin

Your whole company in from one spreadsheet.

Name, email or mobile, job title and access: employee, reception, security or admin. Every employee can host a visitor from day one. A dry run says what will happen to each row before anything is written.

Your people sign in with a code, Google or Microsoft, or your own Google Workspace or Entra ID once your domain is connected.

Start with the lobby. The rest follows.

Offices can begin with visitors and one kiosk, then bring in the floors, the plant and the CAM charges as the record fills.
