Pricing

Pay for the work the agents do. Never for seats.

Every tech, security officer, janitorial attendant and resident costs nothing to add, and so does every client, auditor and sub you bring in. You pay for what your buildings use: agent actions, translation, detectors and messages. You see the estimate before anything paid is switched on, and you set the caps.

[PRICE] US rates are not set yet. Every rate on this page is a placeholder until the US rate card is published.

Always free, on every plan

Nothing to pay for the people and the things a building runs on.

A thousand more frontline users changes no line on the invoice, under any plan. If adding a person cost money, the record would be rationed, and the agents can only cite what is on the record.

Users

No seats, no named or concurrent users, no per-user minimum, no headcount tier.

Sites

One building or two thousand. Spaces and floor plans included.

Assets

Every chiller, elevator, pump and extinguisher on the register.

Visitors

Guests, deliveries, contractors and move-ins, however many arrive.

Work orders

Reactive, PM and inspection work orders, all of them.

Federated parties

Your client, the owner, a sub, an auditor. Bringing them in costs nothing.

Export

Taking your own records out is never charged.

Records you must keep

Storage inside a site's legal retention window.

Metered

What the agents and detectors do is what you pay for.

Every unit is metered where it is used and tagged with the site, the feature and the app that caused it, so any invoice line can be rebuilt from the ledger.

Storage inside a site's legal retention window is never billed. The window is the longest retention any obligation at the site requires, and never less than 7 years.

Caps you set

A cap pauses paid extras. Never safety.

Set a cap on the account, a site, an agent or a detector, with a named owner and a reason. The owner hears at 50, 80 and 100 percent, once each a month.

Life-safety detectors are metered, and never paused.

Detectors, Larkspur Plaza
Owner: Grace Kim. Reason: garage pilot, two cameras.
82% of this month's cap
50%80% told100%
At 100 percent, paused
  • Agent calls fall back to their rules, and say the cap is why.
  • Paid detectors pause, at the edge and in decisions.
  • BMS control is refused and logged; queued commands are canceled, so no setpoint is written hours late.
Never paused, whatever the cap
  • Fire alarms
  • Elevator alarms
  • Blocked exits
  • Fire equipment
  • Door access
  • The work itself

This site has no 90 days of its own yet, so the call size is our stated default, plus or minus 50 percent. It becomes credible after the first month.

    Your volume

Your own last 30 days, not an industry average.

  2. 02

Your own 90-day average, plus or minus 20 percent. Without one, a stated default, plus or minus 50 percent, marked as such.

Every estimate shown is kept with what it rested on, so you can hold us to it later.

Three ways to pay

Pay as you go, or one predictable number.

All three are rated from the same usage record. You are on one at a time, and switching is a plan change with a date, not a migration. Under every one, you see what you used.

Your brand

Worn as far as your tier reaches.

Questions

Asked by finance, answered plainly.

We will build an estimate from your own sites in the demo.

Book a demo
Is there really no per-seat fee?

None, in any plan. No seats, no named or concurrent users, no per-user minimum and no tier whose boundary is a headcount. That will not change.

What counts as an agent action?

One piece of work an agent does with a model: triaging a message, a compliance sweep, reconciling a contract, answering a question, drafting a report. Each is metered to the site and the feature that caused it, so you can see where the agents are working.

What happens when we hit a cap?

Paid extras pause: agent calls fall back to their rules, paid detectors pause and plant writeback is refused. Alarms, exits, fire equipment, door access and the work itself carry on. Raise the cap, or let the month run over on the record.

Do our clients, auditors or subs need licenses?

No. Every party you bring in, and every person at that party, costs nothing. An outside auditor reads an evidence pack without an account that costs anything.

Is storage charged?

Only outside each site's legal retention window, which is never less than 7 years. Inside it, the records are never billed.

Can we change billing model later?

Yes. It is a plan change with an effective date. The same usage record is rated under the new plan from that date; nothing is migrated.

Can we run Daiko on our own servers?

On the monthly-fee or per-app plans, with a support premium in the platform fee. AI is routed through us in every deployment. Not on the metered plan.

What will it cost in dollars?

US rates are not set yet, so every rate here shows [PRICE]. They are being calibrated against what the first sites actually use, and we will build your estimate from your own volumes in the demo.
