The platform

One record. Every work order, visitor, inspection and dollar.

Six parts on one data model, with agents reading across all of it. The alarm a sensor raised, the sub it let in, the inspection it touched and the invoice it produced are the same record, seen from different desks. That is why an agent can cite it.

01 Work and maintenance

Scheduled on a desk. Closed on a phone.

Reactive work orders, PMs and inspections share one backlog and one set of SLA clocks. The dispatcher moves work; the rules say yes, or say why not. The dispatch agent proposes who, and a person confirms until it has earned more.

  • Moves go through the rules. Skills, rosters, time off, site bans, permits to work and parts, with every refusal named. Undo for ten minutes.
  • The phone works without signal. Work orders open, record and queue in a basement, and send themselves when the network returns.
  • On hold means on hold, with a reason. Waiting for a part, a shutdown or client approval stops the clock the contract says it may.
  • Built to close in twenty seconds. Photo, one tap for the cause, done. The time kept is when the work was done. Twenty seconds is the design target, measured at the first pilot site.

02 Visitors and front desk

Answered from the lock screen.

For office towers and residential buildings alike. A host shares a link or a pass; the visitor checks in by link, kiosk or phone; the resident or the host decides; the desk sees the answer.

Offline at the door

Expected visitors are admitted from a list cleared in advance when the network is down.

Garage gates that ask

A gate opens only while the license plate holds a live permission.

Passes for work and moves

Household staff on one pass, furniture out only on an approved move-out pass.

Packages by code

A package waits at the desk until someone gives the code sent to the household.

03 Compliance and audits

Your regulatory requirements, on a calendar, a month ahead.

Each obligation carries its source, its owner, its frequency and the evidence it needs. When it is met, the evidence is sealed that day, ready for an inspector or an auditor. The compliance agent keeps it moving.

Frequencies are rules on the site's own state, so an obligation moves when the site's facts change.

An outside inspector or auditor reads it through a read-only link that expires, without an account that costs anything.

Audits rotated, then sealed

Audits are generated, rotated so nobody audits their own work, and sealed when they close.

Inspections close clean

Captured offline on the phone, and closed only when every deficiency is settled or deferred on the record.

A compliance agent that is checked

It keeps obligations moving and chases evidence; a person confirms one act in twenty it takes on its own. How it works

04 Spend and contracts

Every dollar at exactly one stage.

Requisition, approval, purchase order, receipt and invoice, matched three ways. Budgets by site, category and month. Service levels and service credits computed from the work itself, against the same records both sides see. Each sub's invoice checked line by line against the contract's rates before anyone can pay it.

05 Sensors and building systems

What the building senses becomes a work order. Never a second inbox.

Your existing cameras and building systems, read by our edge agent on a box at the site. Video never leaves the site. A noisy detector suspends itself; a flooding source becomes one work order, not a hundred.

Sources
  • Cameras ONVIF, RTSP
  • BACnet/IP BMS points
  • Modbus TCP meters, plant
  • MQTT LoRaWAN, Zigbee
At the site
Edge agent

Runs the protocol adapters and the vision detectors on a box in the building. Buffers when the network is down and sends whole batches, so a resend changes nothing.

One disposition each

counted, suspended, observation, shelved, suppressed, duplicate, flooded, work

Every detection gets exactly one, in that order, with the reason kept.

The one backlog

Plant is written only under a policy someone signed.

BMS control of plant is off for every new customer. Your named owner sets a policy of sites, equipment, commands and value bounds, and attests it. We commission the site after testing the adapter on that plant. Two keys: yours for the decision, ours for the plant.

  1. 01Agents never issue a command. A person does.
  2. 02BACnet writes sit below the life-safety priorities, so a safety override always wins.
  3. 03Fire and elevator adapters never write. They cannot declare it.

Anyone responsible for the site may press it. Queued commands are canceled at once; values already written stay, and are listed for a person to check in the building system.

06 Agents

Agents propose. People decide.

Because everything is one record, an agent can read across it and point at what it read. It says only what a record supports, and every sentence cites the record. If it cannot cite it, it does not say it.

Every agent, on a sample screen
Intake and dispatch

Reads text, email, Slack, Teams and voice notes into one work order per problem, and proposes priority, place and tech.

Compliance

Keeps obligations a month ahead, chases evidence, warns before certificates lapse and seals the pack.

PM

Proposes changes to the PM schedule from what the equipment actually did.

Commercial

Reconciles the contract against the work and the invoices, and forecasts where the month's service credits are heading.

Assistant

Answers questions in plain words from what you may read, citing every record.

Energy

Recommends setpoint and schedule changes, and measures the week after against the week before.

See it run on one of your own sites.

Bring one site. We set it up with your contracts, your people and your languages, and you run it for a month before you decide.
