AI at work

Every agent shows its work.

Here is each kind of work Daiko's AI does today, on a sample screen from an Indian site: what it takes off your FM team's desk, and the rule that keeps it safe to trust. No agent spends money, files anything with a regulator or touches plant without a person.

01 Intake, triage and dispatch

The WhatsApp complaint becomes a job with a clock.

Complaints stop living in the society's WhatsApp group, and the MC stops chasing the facility team.

Residents, occupiers and your own staff write the way they already do: WhatsApp, SMS, email, Slack or Teams, in Hindi, Marathi or any of nine languages, or as a voice note. Daiko raises each as its sender, asks one question when what or where is missing, finds the place and the equipment from the words, and folds the neighbours' messages into the job that already exists. Then the dispatch agent proposes the MST who holds the skill and is on shift, with its reasons.

Kept safe by
  • Life-safety complaints always go to a person, and a model may route work only if it caught every life-safety request in its test.
  • The rules read all nine languages and romanised Hindi with no model call at all; with the model off, unsure or slow, they route the work and the job says why.
  • Two identical pumps in one pump room? It names neither and lists both, because the wrong one is worse than none.
  • Repeats raise priority one step at three reports in a day, two at six, and never to P1 by themselves.

02 SLA breach warnings

Hear about the breach while there is still time to send someone.

Fewer red lines in the client's MIS, and every figure in it opens to the jobs behind it.

Every job runs on its contract's own clocks: response and resolution measured separately, with the holds the contract allows. As a clock nears its target, the site in-charge and cluster head whose promise it is are warned on their own channel, with the runway left, while there is still an MST to send.

Kept honest by
  • A clock belongs to one side of a contract, so the client's people are never told about your clock, and yours never about theirs.
  • Each warning keeps the runway it arrived with, so the lead time you report is the lead time people had.
  • A crossing nobody can act on is logged and left visible, never delivered into nothing.

03 Assistant

Answer the committee's question at the AGM, with the record attached.

Plain answers for the MC, the client's admin head and the landlord, each one traceable to the job or invoice it came from.

Ask the Assistant in plain words: what the lifts cost this year, which PPMs slipped last month, why a credit was deducted. It answers only from the records you are allowed to read, and every sentence cites the job, invoice or inspection behind it.

Kept safe by
  • It reads through your own permissions, so it can never tell you what you could not open yourself.
  • A sentence that cites nothing, or cites a record it did not read, is dropped and counted.
  • No model, no guess. Every question is kept with its answer and the model that gave it.
Assistant Hon. secretary, Lotus Towers

How much have we spent on lift repairs since April, and why?

04 Commercial agent

Bill the shifts that were worked, nothing more.

The account manager closes each contract's month before the MIS goes out, and sees where credits and margin are heading while there is still time to act.

Every day, for each contract and month, the commercial agent checks invoices against their checks, counts the service credits run up and whether they were taken, finds chargeable work nobody billed, forecasts the month's credits from the rate so far and compares margin with last month. Its variance note cites a record in every sentence.

Underneath it: a manpower invoice drafted only from approved timesheets, a short post measured in fractions of a head and deducted, every vendor invoice checked line by line against the contract's rate on its own date and the work log, with GST worked out per line, each contract's P&L forecast to month-end, and budgets with their variance.

Kept safe by
  • A dispute of an invoice, or a claim for credits not taken, is a proposal a person sends, once.
  • Penalties are proposed for a person to agree, never imposed by the agent; both sides dispute the same record.
  • Rules write the facts first; the model's short note sees only those records, and with no model the facts are the note. Your client never sees your P&L.

05 Compliance agent

Every statutory renewal a month ahead, with its proof sealed.

Fire NOC, lift licence, fire drills, DG and STP checks: nobody forgets one, and the inspector gets a sealed pack, not a search party.

Switched on by a site manager, regional manager or EHS officer, the compliance agent writes each site's calendar of obligations a month ahead from its own records. It reminds whoever has the job a week and a day before it is due, saying what the evidence pack still owes, and warns the same way as a licence nears its lapse. It proposes a job when one is two weeks out with none, and seals the pack once the obligation is met. A new circular you file is read into draft obligations for your FM head to approve.

Kept safe by
  • It starts at suggest, and a job it raises never goes past a draft.
  • A reminder whose day has passed is not sent late.
  • The duty library is a set of planning defaults for your counsel to confirm. Daiko keeps the calendar and seals the evidence; people file.

06 PPM agent

Put your MSTs' hours where breakdowns actually happen.

PPM stops being calendar habit, and the hours go to the equipment that keeps breaking down.

For each class of equipment, the PPM agent reads three years of services, breakdowns, criticality and the maker's limits you recorded, and proposes a schedule: what it would remove, lengthen, shorten and leave untouched, and why, each line citing its jobs. Your named approver decides each change; an accepted one becomes your version of the task the planner raises from.

Kept safe by
  • Statutory tasks, life-safety plant and meter-based tasks are never touched.
  • Nothing changes until a named approver at your own company accepts it.

07 Energy recommendations

Savings you can show the landlord, measured week against week.

Setpoint and timing changes your technical head can defend, with the before and after on the record.

Where BMS control is off, the energy agent reads a week of readings and recommends a warmer setpoint or an off-hours switch-off. A person makes the change in the building system, or declines it, and records which. The week after is then measured against the week before, weather-normalised by cooling degree-hours where it can be, with a statement of what else changed.

Kept safe by
  • It never issues a command. A person changes the building system.
  • The result names what else changed that week, so a saving is not claimed for the monsoon.

08 Usage-based cleaning

Clean the washroom that was used, not the one on the roster.

Housekeeping hours go where the footfall is, and the HK supervisor can show the client the cleanliness held.

Footfall and occupancy detectors and counting sensors raise the next round when a washroom or a floor has actually been used, between a floor and a ceiling you set. Daiko shows the hours and the inspected cleanliness before and after the switch, so you can see whether it worked.

Kept safe by
  • A floor and a ceiling: no space goes longer without a round than you allow.
  • Footfall is counted, never identified.

09 Nameplates and floor plans

Build the asset register at HOTO, not in a spreadsheet afterwards.

A new site's takeover starts with a real asset list, and a ranked gap report on day one.

Photograph a nameplate and Daiko drafts the asset: make, model, serial, rating and year, each field saying where it was read from. Photograph a floor plan and it proposes the floors and zones. Your engineer confirms every draft; nothing becomes an asset on its own. The walk-round works offline in the basement and syncs when there is signal.

Kept safe by
  • Photograph reading is switched on per customer. Without it, the phone's own text recognition fills what it can.
  • A serial already on the register, or a plate photographed twice, is flagged before anyone confirms it.

10 Translation

Every message in the reader's language, the original kept beneath.

The MST writes in Marathi, the client's admin head reads English, and nobody waits for someone to translate.

Screens and Daiko's own messages come in nine languages. For customers who switch it on, what people type, a note, a reason, a description, is translated into each reader's language too, with the original shown beneath it and kept on the record.

Kept safe by
  • A paid extra, off until you ask for it, and metered per call.
  • An urgent message waits at most one second for its translation; on any failure it goes as written, so a life-safety message is never held.

11 Camera analytics

A blocked fire exit becomes a job in minutes, and the footage stays in the building.

CCTV everywhere and nobody watching: the cameras you already have can raise the work.

Detectors run on an edge box at the site, over your existing cameras: a fire exit blocked with stock, an obstructed or missing extinguisher, a spill or pooling water in the basement car park, an overflowing bin, tailgating at a turnstile. An actionable detection becomes a job in the same backlog, on the same clocks, with one still image. A blocked exit is a P1.

The detectors read what a vision model on the site's box finds. We set that model up with you before any camera detects anything.

Kept safe by
  • Video never leaves the site. A detection carries one still, readable only by your security heads, kept 30 days.
  • No face recognition and no audio. A camera at a washroom, changing room or prayer room is refused.
  • A detector your people mark wrong too often suspends itself and raises a tuning job. A camera that floods sends one job, not a hundred.

12 How autonomy is earned

Trusted on evidence, and back to drafting the day it slips.

Autonomy is set per customer, per agent and per kind of action. It is never switched on: it is earned from your own people's decisions, signed for, sampled, and lost without anyone having to ask.

  1. Step 1Suggest

The agent proposes and a person decides, every time. Each decision grades the agent.

  2. Step 2Draft

It prepares the job, reminder or note, and a person sends it. Anything with a cost, safety, legal or contractual consequence stays here for good.

  3. Step 3Act, then tell

Only after at least 200 decisions over at least 30 days at 95 per cent agreement, with no consequential override, on an action declared reversible, and signed by a named person at your company. One action in twenty is then sampled for a person to confirm.

Demoted without asking

One overruled action that mattered, or agreement under 95 per cent over the last 50, sends it back to draft at once and tells someone.

Trials before changes

A new model or prompt runs on a fixed share of the work beside the current one, its proposals waiting for a person, and is promoted on its own evidence.

A test set it must pass

Each agent has a versioned set of cases, critical ones included, that every change to its prompts, models or tools must pass before it ships.

The cheapest model that clears the bar

Daiko recommends the cheapest model that passes each task's bar, and a named person approves it. Nothing switches by itself, and after a switch the agent earns its autonomy again.

Spend caps that never cap safety

The cap's owner hears at 50, 80 and 100 per cent. At the cap, model calls fall back to rules and paid detectors pause; fire and lift alarms, exits, doors and the work carry on.

Every run on the record

Inputs, tools, model and version, and the reason for each action are kept, so any run can be rebuilt from the record alone.

Agents never touch plant

No agent can send a command to a building system. A person does, under a policy your owner signed.

No Aadhaar, no faces

No Aadhaar number is captured anywhere, and the camera detectors identify nobody.

See the agents work on your own records.

Bring one site. We set it up with your contracts, your people and your languages, and the agents start by suggesting, so you see their judgement before you trust it.
