For FM companies
Send the monthly MIS with every figure already sourced.
Contracts, clocks, credits and evidence computed from the work your people did, on every client's sites. The commercial agent reconciles each contract's month and drafts the variance note; your client sees the same record in their own brand, so there is one set of facts on the table at the monthly review.
Harbour One, BKC. Contract term: attend within 30 minutes.
Credit computed from the contract's schedule. Opens to the log.
Contracts and service levels
The contract's own clocks, on every job.
Each contract defines its own measures and the holds that pause them. Every figure says what it counted and what it could not, and lists the work orders behind it.
| Measure | Target | Inside | Counted | State |
|---|---|---|---|---|
| P1 response | Attend within 30 min | 94.2% | 49 of 52 measured | Below |
| P2 resolution | Fix within 8 h | 97.0% | 131 of 135, 4 running | Met |
| Planned maintenance done | In its window | 99.1% | 214 of 216 | Met |
| Washroom checks | Every 2 h, 08:00 to 20:00 | 88.6% | partial: T2 data 84% | Partial |
W-20391: the client says the fault was reported at 09:12, not 09:40. Both sides are looking at the same log, with the WhatsApp message that raised it.
- 01Definitions are the contract's
Typed measures with the holds that pause them, versioned with an effective date. A period that spans a change is split, never blended.
- 02Credits from the record
Service credits computed with the evidence attached, penalties proposed for a person to agree, and both disputed in the product against the same log.
- 03A reopen is a new work order
A work order that comes back is a successor with its own clock, so a fix that did not hold is never hidden by a restarted timer.
The commercial agent
See where this month's credits and margin are heading before month-end.
Every day, for each contract, the agent checks vendor invoices against the contract rate on their date and the work log, counts the credits run up and whether they were taken, finds approved chargeable work nobody billed, and forecasts the month. Its variance note cites a record in every sentence, so the account manager can defend each line at the review.
- Manpower billed on approved attendance. A manpower invoice is drafted only from approved timesheets, and a short post is measured in fractions of a head and deducted.
- GST worked per line. GSTINs checked, SAC on each line, and reverse charge applied where the supplier's form of business calls for it.
- Disputes are proposals. A dispute or a credit claim is drafted for a person to send. Your client never sees your P&L.
Three approved chargeable jobs completed and not yet billed: W-20417, W-20431, W-20449.
The rule as it stood, its citations and edition, the policy each record was made under, and a digest of the whole.
Evidence packs
Proof, sealed the day it is earned.
One action assembles the pack and keeps it, with a digest of what was sealed. Printing it again a year later gives the same bytes. The photo was fingerprinted on the technician's phone, so what the client sees is what was taken.
Gap reports on day one. When a site is set up, its gaps are ranked by penalty, then life safety, then urgency, and each says why it ranks there. The compliance agent then keeps the calendar a month ahead and seals each pack as its obligation is met.
Every client, one portfolio
Ranked by the worst thing, never an average.
Ninety-five per cent sounds like a pass and can hide the one overdue fire pump test. So the regional head's list starts with what is overdue and touches life safety, and opens straight to the evidence.

See what they see
Your work, shown to your client in their own brand.
Your technician and your client's facility head open the same job. Each sees their own party's brand, as far as its tier reaches. Nothing is copied to the client: they see your record, narrowed to their sites.

Workforce and vendors
Know which agency has not filed, before the labour inspector does.
As principal employer, you answer for the PF, ESI and wages an agency fails to pay its workers at your sites. Daiko keeps each vendor's filings and licences on one register, judged by the law of each place it works, and shows the regional head every duty not discharged with the months and workers it exposes. A contractor whose document has lapsed is stopped at the gate.

A technician who works for two providers signs in once. Their training and certificates are theirs to present, verified once.
A vendor uploads its licences once; each buyer takes them its own way, on upload or on acceptance.
The regional head sees every vendor working in the region and every statutory duty not discharged, by the months and workers it exposes.
Manpower goes only to qualified agencies, workers are vetted before placement, and an invoice bills only approved timesheets.
A bar on a named worker covers your sites only. Nobody else ever sees it.
Bring one contract. Read the MIS back from the record.
We set up one client's sites with your contract terms, your people and their languages. You run it for a month, and the first monthly review comes out of Daiko, every figure sourced.
